Please read this carefully. When you book your holiday with us you are entering into a contract which binds you and us in various ways. You’ll see we have clearly set out the booking conditions with a list of responsibilities and commitments we and you have towards each other.
All terms are for the accommodation requested and equipped as described for use as holiday accommodation only, for the number of nights booked and for the stated maximum number of persons only. If more than the maximum numbers of persons are in a holiday home we have the right to terminate the contract immediately without refund.
The usual time of take over is 4.00pm (subject to unavoidable delays). You must leave your holiday home by 10.00am.
You are obliged to leave everything in a clean and tidy condition. You are responsibly for any damage done or loss during your stay.
Prices quoted in our brochure and literature are correct at the time of printing. We reserve the right to correct errors in advertised prices. We will advise you of any error at the time of booking.
2. Confirmation Deposits
Your booking will only be confirmed on receipt of a deposit of the amount stated at the time of booking. If no deposit is received within one week of the booking we have the right to cancel the booking without notification. If you cancel your booking at any time this confirmation deposit is non-refundable.
Any damage to the property, fixtures and fittings will be deducted from the deposit.
If your holiday is booked less than six weeks in advance, the balance must be paid in full.
5. Cancellation by you
Telephone us immediately if you have to cancel your holiday. Then on the same day send us by first class mail written confirmation. Our acknowledgement in writing will be your confirmation that your booking has been cancelled.
If you cancel more than four weeks prior to the start date of your holiday we will refund any balance of hire monies paid in full and you will forfeit your confirmation deposit. If you cancel between four and two weeks of the start of your holiday you will be liable for 50% of the balance of hire monies. If you cancel within two weeks of the start date you are liable for the entire confirmation deposit and the balance of hire monies.

We cannot accept bookings from anyone under the age of 18 years of age.7. ‘Force Majeure’
We cannot accept responsibility or pay compensation where the performance or prompt performance on our contract with you is prevented or affected by any reason of circumstances, which amount to Force Majeure.
Circumstances amounting to Force Majeure include any event which, we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your holiday home (which cannot reasonable be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any other similar event beyond our control.
Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
You may bring your cat or dog with you. Only one pet allowed. You must tell us that you are bringing a pet whenever you make your booking. You must bring your pet basket, as pets are allowed on the strict understanding that they must not lie on the bedding or living room furniture and will be restrained from causing annoyance to other guests and neighbours. They should never be left unattended, must be kept on a lead and owners are responsible for cleaning up any fouling in their holiday home garden and public places. If your pet does cause undue annoyance or disturbance to other guests or neighbours, you may be asked to leave your bungalow without refund of your monies.
Vehicles are to be parked in the parking areas at the front of the bungalows. Vehicles, their accessories and contents are left at your own risk. We cannot be held responsible for loss or damage thereto to any vehicles.
Except where otherwise specified in these Conditions of Hire, we cannot accept responsibility for any damage, expense, injury, death or loss of any nature whatsoever suffered by any persons from any cause whatsoever other than, in the case of proven negligence. All of our guests are encouraged to ensure that they have adequate property and accident insurance for their holiday.
